Aesthetics & Technology
The concept of the project is a spatial statement of the balance between aesthetics, technology and function. The transition from the exterior to the interior is seamless creating a flexible and open space for car display.

This building is the first to adopt the Korean car brand's new gold standard in Cebu, the global dealership space identity (GDSI) making it truly a flagship automobile hub. It garnered the Molave certificate from Philippine Green Building Initiative. It is the first in the region to implement green building standards and technologies that are functional, customer-oriented and environment-friendly, while retaining elegance in design.

The Hyundai Cebu South Dealership is a commercial/retail building located along J De Veyra Street, North Reclamation, Cebu City, Cebu. It occupies a property area of 2,510 square meters with a total gross floor area of 6,771 sqm and a total conditioned floor area of 1, 308 sqm. Construction started in 2015 and operations started in late 2016. It is a new building within the business zone of Cebu City and is within reach of industrial, port, commercial and high-density residential districts. It is very well accessible through road and telecom networks and public transportation.

The facility features a showroom and sales area for Hyundai vehicles, service and administrative offices, executive offices, parts warehouse, service center and stock yard. The parent company, Hyundai Asia Resources, Inc. has submitted the dealership for GREEEN (Geared for Resiliency and Energy Efficiency for the Environment) certification of the Philippine Green Building Initiative. This meant that the project was subjected to eight categories under GREEEN. The following are the salient features of the building for each category:

1. Energy & the Environment – Insulated walls and roof, use of variable refrigerant volume (VRV) air-conditioning systems, use of variable speed drives (VSD) for the exhaust blowers, LED and T5 lighting systems, natural ventilation and daylighting. Actual annual energy use savings is up to 80% compared with baseline at 47.24 kWh/sqm-Yr.

2. Site Sustainability – sound site selection in a developed site; proper zoning, feasible and accessible site; mass transportation access; substantial permeable open spaces.

3. Material Sustainability – inclusion of material recovery facilities (MRF); locally-sourced and ASEAN sourced materials; tested and durable materials

4. Water & Wastewater Management – Efficient plumbing fixtures; rainwater harvesting and re-use system. Actual annual water use savings is up to 84% compared with baseline.

5. Indoor Environmental Quality – Provision of outdoor air (OA) supply for good indoor air quality (IAQ) with the use of energy recovery ventilators (ERV); natural lighting and ventilation; reduced infiltration of outdoor pollutants and regulation of indoor pollutants; access to outdoor views

6. Climate Change Resiliency – use of passive systems; certified structural stability; flexibility of indoor spaces for evacuation functions; easy means of egress; energy use independence thru the use of power generator

7. Construction Organization & Management – organized construction activities; solid waste collection and segregation; hazard prevention; pollution and sedimentation control and community participation

8. Building Operations Maintenance & Management – Building Operations Manual which includes policies, guidelines and procedures to cover the maintenance and upkeep of the building premises, electrical and mechanical systems.

Overall, with these features and the complete assessment of their contributions, the project was awarded the GREEEN – Molave Certification last January, 2020 with and environmental grade of 72.7%.
